By using our service you accept these terms

By using our service, you confirm that you accept these terms of use and that you agree to comply with them.

If you do not agree to these terms, you must not use our service and risk forfeiting the £550 transaction fee.

YouSold Assurance Scheme

If you have concerns regarding any aspect of your proposed property purchase, the purchasing process or anticipate any potential difficulties in meeting transaction milestones, it is strongly advised to utilise the estate agent's appointed mortgage broker and solicitor.

Utilising the recommended mortgage broker and solicitor ensures additional security and your potential eligibility for a refund of your transaction fee of £550 (subject to the Assurance Scheme Terms & Conditions).

Offer and Transaction Fee

When making an offer using our website, you enter a binding contractual obligation to be committed to proceeding with the property to which that offer applies for a period of between 24 and 120 hours, as determined by you, the buyer, when placing your offer using our website.

If the seller accepts your offer within this timeframe, your bank account, via your saved card details, will be charged immediately with a transaction fee of £550. This fee will be non-refundable unless the terms and conditions of the Assurance Scheme have been satisfied.

Transaction Milestones

Once your offer has been accepted by the seller, you must proceed with the purchase of the property in question, and meet all the following transaction milestones strictly within the below specified timeframes:

- Select a solicitor: 2 days

- Select a mortgage broker: 3 days

- Provide valid ID to estate agent: 3 days

- Complete solicitor instruction forms: 6 days

- Confirm if a private survey is required: 7 days

- Funds on account (with solicitor): 7 days

- Searches ordered: 8 days

- Broker to submit mortgage application: 8 days

- Mortgage valuation survey booked: 21 days

- Mortgage valuation taken place: 21 days

- Survey successful: 21 days

- Mortgage offer received: 21 days

- Private survey taken place: 23 days

- Addressed any concerns from survey: 25 days

- Private survey confirmed as satisfactory: 28 days

- Exchange (subject to contract): 72 days

- Completion: 93 days

The above timescales include weekends and bank holidays.

Transaction Fee and Refunds

All property transactions are subject to the legal principle of caveat emptor i.e. ‘buyer beware’. You should carry out all possible investigations (due diligence) before making an offer.

The £550 transaction fee is strictly non-refundable, except in exceptional cases where a fundamental issue with the property was not disclosed by the seller or the seller’s agent and was not included within the property particulars or property questionnaire.

What constitutes a fundamental issue with a property will be subject to our absolute discretion. It will not include anything which you could have discovered about the property before making your offer or a change in your personal circumstances or your inability to secure a mortgage.

All refund requests will be reviewed by us and you will be informed of our decision by email within 30 days of your request. Refunds, which may be whole or partial, if agreed by us, may take up to a further 15 days to reach your account.

Refunds are highly unlikely if you do not utilise and meet the criteria of our Assurance Scheme or if your miss a transaction milestone.
